Rental Criteria
Rental Criteria:
127 Rentals is dedicated to ensuring equal housing opportunity, the protection of our landlords’ financial interest and property, and the ability of our tenants to enjoy a peaceful and rewarding rental experience. To meet these responsibilities, the following is the rental criteria policy.
Equal Housing Opportunity:
127 Rentals follows a policy of fair and equal treatment to all persons regardless of race, color, religion, national origin, familial status, sex, disability, or source of funds and in compliance with all Federal, State and Local Laws.
Rental Applications:
Each potential resident who is 18 years old or older must complete a separate rental application, and must individually meet the rental criteria. Incomplete and/or inaccurate applications or applications submitted without the proper application fee(s) will not be considered and will not be refunded. All Co-Applicants applying together must individually meet the established criteria. If any Co-Applicant fails to meet the criteria, the associated Co-Applicants will also be denied.
Application Fee:
A non-refundable application processing fee of $25 will be charged before an application is processed. This amount is non-refundable regardless of the outcome of the application or the reason for that outcome.
Credit History:
A credit score of 600 or above is required for applicant approval. Credit scores of 540 to 599 may be approved with a Guarantor and/or additional security deposit, at Management discretion. Applicants with no established credit score may be approved with a Guarantor, at Management discretion.
Income Verification:
Applicants must establish a gross income of at least three (3) times the monthly rent. Co-applicants must demonstrate a combined gross income of at least three (3) times the monthly rent. The required gross income may be established utilizing the following methods.
a. Signed two consecutive pay stubs from current employer(s), dated to within the past sixty days, and must include applicant name, address, company name, and gross annual salary to date.
b. Signed employment contracts, letters, or statements of funds, or a verification of employment form on letterhead.
c. W2, 1099, and/or 1040 forms. Original must be verified.
d. Government/ Court Ordered documents detailing benefits.
e. 3 consecutive bank statements dated within the past 120 days can be used for verifying funds and the following conditions will apply: the bank statements must be in the applicant’s name and must reflect a minimum balance equal to or greater than 3 times the monthly rental amount multiplied by the number of months in the requested lease term.
ID Verification:
Each applicant must provide a valid government issued photo identification, as well as a Social Security Number or Tax Identification Number.
Previous Rental History:
Rental history must be positive, including demonstrating full compliance with past rental agreements, no disruptive conduct or damage to property, and no outstanding balance with past landlords. Negative rental history will result in application denial.
Criminal Background:
A criminal background check will be conducted on all applicants. Applicants must not have been convicted of the illegal manufacture or distribution of a controlled substance as defined in federal law or a crime involving harm to persons or property within the last seven years. Management retains the right to deny any applicant whose criminal conviction history demonstrates that they pose a clear and present threat to the health or safety of other individuals, or substantial harm to others or the dwelling itself.
Occupancy Standards:
Co-applicants must adhere to the occupancy standards of the locality in which the rental property is located.
Full-Time Students:
All roommates must apply individually. A cosigner for the lease that meets all rental criteria is required.
Cosigners:
A cosigner will be allowed for applications that are accepted on a conditional basis.
The cosigner’s application must qualify with a minimum risk score of 600 or higher and provide verifiable funds that show 3 times the monthly rent. Guarantor responsibilities include paying of rent, late fees, utilities (if applicable), and payment of damages should the resident default in areas of the lease agreement. Guarantors are required to complete an application, pay an application fee of $25, and agree to be screened. The guarantor is bound by all statutes of the lease agreement and agrees to comply with all aspects of the lease. Cosigners must meet all criteria on their own to be eligible.
Security Deposit:
A full deposit equal to one month’s rent must be paid at the lease signing. The security deposit is eligible for refund at move out according to the terms of the Lease Agreement.
Pet Policy:
Not all properties allow pets. Refer to the listing to verify if pets are allowed. There is a two (2) pet maximum, and a weight restriction of 45 pounds. A Non-Refundable Pet Fee of $300 and a Pet Rent of $25 per pet is standard. Photo verification of applicants’ pet(s) is required, and current compliance with all applicable regulations regarding vaccinations, etc. must be verified.
The following restrictions apply:
Only ordinary house pets shall be permitted. Ordinary houses pets shall include dogs, cats, caged domesticated birds, hamsters, gerbils, and guinea pigs, aquarium fish, small turtles and tortoises, so long as such animals are normally maintained in a terrarium or aquarium.
The following breeds or dogs mixed with these breeds are NOT permitted including, but not limited to: Akitas, Pit Bulls (aka American Staffordshire Terriers, Staffordshire Bull Terriers, or American Pit Bull Terriers), Presa Canarios, Bull Terriers, Bull Mastiffs, German Shepherds, Huskies, Malamutes, Doberman Pinschers, Rottweilers, Shar-peis, Chow Chows, wolf hybrids, and Rhodesian Ridgebacks.
Smoking Policy:
Smoking is strictly prohibited both within the Dwelling Unit and on the Premises of any rental unit.
Application Review and Selection Process:
At 127 Rentals LLC, we are committed to ensuring a fair and equitable application process. In the event that multiple applications are received for a property, we reserve the right to select the most qualified applicant based on the following guidelines:
Application Processing: All applications will be reviewed and processed to ensure that each applicant is given an equal opportunity to be considered.
Equal Qualifications: If all applicants meet the same qualifications, preference will be given to the applicant who submits their application first.
Higher Qualification Criteria: If subsequent applicants are more qualified than earlier applicants (for example, based on credit history, job stability, income level, or landlord references), the more qualified applicant will be given priority.
Each resident over the age of 18 must submit a separate rental application.
